Rental Requirements

Before you come to view our properties, there are certain policies that we like to convey to potential tenants so that they are aware.  Please take just a moment to read through before scheduling a showing.

Application fee
The application fee is $58 per adult, plus an additional $10 for each other state that you have lived in. Applications are accepted and processed until the time we sign a lease with an interested tenant.  We try to process applications on a first-come, first-serve basis so if you are interested, please submit your application promptly.  Applications must be complete and contain all the information requested as well as a signature.  If you omit information or forget to sign your application, this will delay the process.  Please be sure to provide rental references and be very thorough on your application with dates, phone numbers, etc.  Application fees are non-refundable.

Renters Insurance
All tenants are required to carry their own renter's insurance.  We use State Farm and recommend you check with them; renter's insurance is protection for you and only runs about $10/month or less.  Mana Holdings Group must be listed as an additional insured on your policy, and we must receive a copy within 14 days of move-in.

Security Deposit
Our security deposit is based on credit unless otherwise prohibited by ordinance or law.  Some of our tenants have not so great credit, so they are required to pay up to 2x the monthly rent as a security deposit.  The security deposit is due in full at the time of the lease signing.  We do not offer payment plans. 

What We Look For In A Tenant
When choosing a tenant, we are looking for responsible renters who will keep their property and the common areas in good condition, pay their rent on time, and not disturb others.  We look at credit history (what bills you pay, what you don't), rental history (do you pay your rent and on time, have you been evicted or been taken to court and how many times) and criminal history (are you responsible and a good overall citizen).  It is a combination of all of these items that lead us to our decision whether to rent to someone or not.  

We believe our tenants should not only be good tenants to us, but good neighbors as well.  We look for people who are respectful of others and who care about the properties they live in as well as their community.

We do consider working with people with past issues, but we are not a charity.  If you have not so great credit but good rental history and no/minor criminal history, we would likely consider you.  If you have an old eviction but decent credit, we would likely consider you.  If you have old, minor criminal history but decent credit and good rental references, we would likely consider you.

But if you habitually do not pay your bills, have been evicted recently or many times and/or have major recent criminal history, chances are your application will be denied.  You must be able to afford the rent that is being charged.  It truly is the big picture that we look at, and your rental report truly tells a story.  We are seeking responsible, respectful tenants for our properties.  If there are specific circumstances that you would like to discuss ahead of time, please feel free to ask, preferably by email.

Home Visit
We may require a home visit prior to a decision on your application if we feel the report alone is not enough to make an informed decision.
